Keep grease out of the kitchen drain, because it solidifies as it cools further down the line. Use strainers to catch hair and food. Flush only waste and toilet paper, including wipes labeled flushable, which are the single most common cause of avoidable sewer blockages.

A repeat blockage in the same spot usually means something structural: a belly in the line, a partial collapse, root intrusion, or a bad joint catching debris. Clearing it repeatedly treats the symptom. A camera inspection shows you what is actually there.

If one fixture is slow, it is local to that branch. If several are slow at once, or a toilet gurgles when the washing machine drains, that points to the main line. Water backing up in the lowest fixture in the house is the clearest sign of a main line problem.

Generally yes. They often fail to clear the actual blockage, they sit in the pipe, and they can damage older pipe and fittings. They also make the job more hazardous for whoever opens the line afterwards. Mechanical clearing removes the blockage rather than trying to dissolve it.

Often the same day. If you call before 1pm we can usually get a technician to you that day, and members of our 5 Star Maintenance Plan go to the front of the queue. Our vans are stocked, so most common repairs are finished on the first visit rather than waiting on a part.

It is our annual maintenance membership. Members get discounted annual maintenance, priority service, no overtime charges, a discounted diagnostic fee that is free at the Platinum level, an extended repair warranty, discounted water heater service, and a reminder when your maintenance is due. Members who call before 1pm can usually be seen the same day.

A three year labor warranty on our work as standard, plus a Lifetime Workmanship Warranty. Manufacturer warranties on the equipment itself run separately and vary by brand and model. A Comfort Shield Extended Warranty is available if you want coverage beyond that, and we will explain what each one covers before you decide.

Yes. Yes. We hold Washington contractor licenses BALLANG062QD and BASHAAP823QR, and our technicians are licensed professionals. We are also a Mitsubishi Diamond Elite Contractor, a Trane Comfort Specialist and a Lennox Premier Dealer, and a longstanding member of the Air Conditioning Contractors of America.

Since 1993. We have been locally-led and operated that whole time, which is more than thirty years working on homes in this region. That matters more than it sounds: Puget Sound housing stock runs from 1920s bungalows to new construction, and the right answer for one is rarely the right answer for the other.

Prevent Clogs With Regular Maintenance

You don't have to wait until a clog causes a toilet or drain backup to call Ballard Heating, Cooling, Electric & Plumbing for help. We recommend regular drain and sewer line maintenance to prevent waste buildup and clogs.

Schedule periodic drain cleanings to keep water flowing in your sinks, toilet, and shower. Consider inspecting your sewer line every few years, especially if large trees grow on your property. We can identify emerging problems, such as root growth, by snaking a camera through the sewer line.

Maintenance You Can Do at Home

We recommend leaving drain and sewer line cleaning and flushing to professionals, like our experts at Ballard Heating, Cooling, Electric & Plumbing. However, you can help keep your plumbing in top shape by treating it with a little TLC.

Here are some ways you can avoid clogging your drains and sewer line:

  • Throw only toilet paper into your toilet. Do not flush other products, even those described as flushable.
  • Dispose of oil or grease in the trash, not down your sink drain. After leftover cooking oil cools slightly, pour it into a disposable container to harden before tossing it into the garbage.
  • Use a drain screen to catch hair before it goes down the shower drain. Attach a metal mesh lint catcher to your washing machine's discharge hose. Consider placing a drain screen or lint trap in the laundry sink drain hole.
  • Pour enzyme-based drain cleaners into your plumbing system periodically to keep clogs from forming. These drain cleaners work best as a preventative measure and remove only organic materials. They are easier on your pipes than chemical drain cleaners.
